Puri is one of those developers you can judge on this corridor by what's already standing. Emerald Bay in Sector 104 is ready, with 2 and 3 BHKs of 1,550 – 2,450 sq.ft from ₹2 Cr on resale. Diplomatic Greens in Sector 110 is ready too, a 20-acre project with a wide spread of 3, 4 and 5 BHK homes from ₹3 Cr.
The new launch is Diplomatic Residences in Sector 111, with 3 and 4 BHKs of 2,280 – 3,380 sq.ft from ₹4.18 Cr. Puri pitches it as a green building with EDGE certification. This end of the expressway sits close to the Delhi border, and for many buyers that's the main draw.
Our suggestion is straightforward. Walk through Emerald Bay or Diplomatic Greens before you commit to the new one. The finishing, the upkeep and what residents say about the builder will tell you more than any sample flat. Then check the HRERA details and possession date for Diplomatic Residences.
