What Global City actually is
Think of Global City as Gurugram getting a second downtown, planned from scratch. It's a government project — HSIIDC, the Haryana State Industrial and Infrastructure Development Corporation, owns the land and is building the roads, utilities and services itself. It then hands out plots to developers and companies, who put up the offices, homes, hotels and shops.
The site is big: over 1,000 acres across parts of Sectors 36, 36B, 37 and 37B, right on Dwarka Expressway. HSIIDC describes it as a "city within a city" — a walk-to-work district where you live, work and spend your evenings without getting in the car. The master plan was drawn up by AECOM, the international planning firm.
The industries it wants to attract are the future-facing ones: financial services, IT, automation and robotics, education, healthcare and life sciences, and aviation. If even part of that lands, it changes what living on Dwarka Expressway means — your office could be a few minutes away instead of a drive to Cyber City.
Master plan

On Dwarka Expressway, with two ways in
Global City has about 400 m of frontage on Dwarka Expressway and about 700 m on Pataudi Road, with NH-48 and the Central Peripheral Road close by. A multi-modal bus terminal and a heliport are part of the plan.

What it means if you're buying nearby
The honest version: Global City is a long game. The roads and pipes come first, then plot allotments, then a few years of construction by whoever wins those plots. The offices and the daily buzz are realistically years away, not months.
Where it already matters is next door. Sectors 36A, 37C and 37D sit right beside it, and projects there are effectively buying a front-row seat. If you're looking on that side of the expressway, it's worth weighing — just price in the timeline, and don't pay a "Global City premium" for a promise that's still being built.

Global City Gurugram — common questions
Global City is a planned mixed-use district of over 1,000 acres being developed by HSIIDC (Haryana State Industrial and Infrastructure Development Corporation). The plan is a "city within a city" with offices, homes, retail and institutions, meant to become a new central business district for Gurugram.
It spans parts of Sectors 36, 36B, 37 and 37B of Gurugram, with about 400 m of frontage on Dwarka Expressway and about 700 m on Pataudi Road. Cyber City is roughly a 20-minute drive away via NH-48 and the IGI Airport about 30 minutes.
Not directly from HSIIDC. HSIIDC allots land parcels to developers and institutions; homes and offices will come later from whoever builds on those plots. If someone offers you a "Global City flat" today, ask for the HSIIDC allotment and the HRERA registration before paying anything.
As of the March 2023 presentation, environmental clearance had been granted, survey and demarcation completed and the Phase 1 infrastructure tender floated. Reports in 2026 put Phase 1 at about 587 acres and ₹940 crore of work — internal roads, storm-water drains, an underground utility tunnel and an 18-acre reservoir — targeted for December 2026.
