About Spaze Group
Spaze is a Gurugram developer that has mostly made its name in commercial property, including Spaze iTech Park on Sohna Road. On this side of the city, both of its listed projects are for investors and business owners rather than home buyers.
Spaze Tristaar in Sector 92 is ready, with small office and retail units of around 205 sq.ft from ₹30 Lakh. Its triangular plot gives it a long road frontage of roughly 200 metres, which helps shops get noticed. Grand Central 114 in Sector 114 is an SCO, or shop-cum-office, project under construction, with plots of 66 – 150 sq.yd from ₹2.63 Cr.
Commercial property behaves differently from a flat. Rent depends on footfall, and footfall depends on how many people actually live and work nearby. Look at occupancy in the surrounding sectors, what similar units genuinely rent for, and the maintenance costs before you decide.
