Vatika is a Gurugram developer, and on this side of the city most people know it through Vatika India Next, the large township that Vatika Gurgaon 21 in Sector 83 is part of. Several of its societies here have had residents for years. That's useful, because you can see how the buildings and the maintenance have held up before you decide.

Most of what's listed is ready. Vatika Gurgaon 21 starts at ₹1.35 Cr for 2 to 4 BHK homes on 20 acres. The Seven Lamps in Sector 82 starts around ₹1.40 Cr and is one of the few places here with a 1 BHK option. Vatika Xpressions in Sector 88B offers low-rise 2 and 3 BHK floors from about ₹1.65 Cr, and Boulevard Residences in Sector 83 runs from 1,800 to 3,750 sq.ft, starting at ₹1.80 Cr. At the top end sits Sovereign Park in Sector 99, with 3 and 4 BHK homes and penthouses up to 4,750 sq.ft from ₹3.60 Cr.

Two projects are still being built. Vatika Seven Elements in Sector 89A starts at ₹1.65 Cr, and Vatika Footfalls in Sector 88B sells SCO plots of 107 to 161 sq.yd from ₹4.19 Cr, which suits buyers looking at a shop-cum-office rather than a home.

For the under-construction stock, ask for the current HRERA status and the revised possession date in writing, and talk to people already living in Vatika societies nearby. For resale flats, make sure the occupation certificate and conveyance deed are in order.
