ANAROCK data: Dwarka Expressway home prices have roughly doubled in 7-8 years

A Business Today analysis drawing on ANAROCK figures puts the corridor's long-run price growth at around 95-105% over the last seven to eight years. Average rates rose from about Rs 5,359 per sq ft in 2019 to around Rs 9,600 per sq ft by the first half of 2024, roughly a 79% jump.
The piece adds that appreciation picked up after 2021, estimating 110-120% between 2021 and early 2026. As one project example it cites Hero Homes in Sector 104, launched in November 2018 at about Rs 5,000 per sq ft and now quoted near Rs 16,500 per sq ft.
Developers quoted in the article credited the corridor's position between Delhi and Gurugram, along with nearby projects such as the India International Convention Centre, Diplomatic Enclave II and the planned metro extension.
What it means for buyers: these are averages, and single-project examples are usually picked because they did well. Gains at this pace mostly reflect the years when the road was being finished. Compare prices of nearby completed projects before you assume the same returns from here.
