Billionaires' Block at M3M SCDA: what's really inside

"Billionaires' Block" sounds like pure marketing, and partly it is. But there's a real plan behind the name, so let's walk through it.
M3M describes the Billionaires' Block as a 170-acre district inside Smart City Delhi Airport (SCDA), around Sector 111, made up only of branded residences. M3M calls it the first district of its kind anywhere. It sits close to the Delhi border, a short drive from the airport.
The first confirmed project is M3M Residences by Elie Saab, launched in January 2026 with Smartworld. It's the fashion house's first branded home in India. In Gurugram it's 300 homes, all 4 BHK, from 4,200 to 4,650 sq ft. Prices start at about ₹15 crore, roughly ₹37,000 per sq ft. It's registered with HARERA (GGM/992/724/2025/95), so you can check it yourself.
Here's where we'd ask you to slow down. Brokers are also pitching a Jacob & Co tower, plus Stefano Ricci and Aston Martin residences, inside the block. M3M's officially announced Jacob & Co project is in Noida's Sector 97, and we haven't seen official word on the others in Sector 111 yet. So if someone offers you one of these as "Billionaires' Block", ask for the RERA certificate first.
Why does any of this matter? M3M says it wants branded homes to be at least half of its portfolio, and NRIs make up about one in five of its branded-home buyers. This kind of product is here to stay. But with a branded home you pay a premium for the name, so ask simple questions. Is the brand involved in design and service, or is it just the logo? What will maintenance cost? And how easy will it be to resell?
