Gurugram circle rates jump up to 145%; Sectors 104-109, 115 up 62%

Gurugram's district administration brought in revised circle rates from August 1, 2025, with increases ranging from 8% to 145%.

On the Dwarka Expressway side, Sectors 104 to 109 and 115 saw residential rates rise about 62%, from Rs 40,000 to Rs 65,000 per sq yard. Agricultural land in nearby villages rose the most: Bajghera went up 145% to Rs 5 crore per acre, and Sarhaul rose 108% to the same level.

Older premium areas rose more modestly. DLF Phase 1, for instance, went from about Rs 1.14 lakh to Rs 1.31 lakh per sq yard. The registry office stayed shut until July 31 while the new rates were being loaded.

What it means for buyers: a higher circle rate raises stamp duty on many deals, especially resale plots and floors where the agreed price is close to the government rate. Plan for this cost before you negotiate.
