Gurugram's 2026-27 circle rates rise up to 75%, expressway belt among the steepest

Gurugram's collector rates for 2026-27 take effect from April 1, 2026. A Square Yards analysis puts the increases at anywhere from 15% to 75%, with the growth corridors seeing the largest rises.
Square Yards highlighted Dwarka Expressway and the Southern Peripheral Road. It flagged commercial land along the corridor rising about 75%, and residential rates in Sectors 63-67 going from Rs 58,500 to Rs 84,825 per sq yard. Established sectors such as Sector 29 saw smaller increases of around 15%.
Earlier, when the draft list went up for objections in late March, The Tribune reported that the Dwarka Expressway belt was showing some of the sharpest jumps. It cited residential plot rates of about Rs 66,125-70,000 per sq yard in Sectors 104-115 and commercial rates near Rs 1.72 lakh per sq yard.
What it means for buyers: stamp duty and registration are charged on the higher of the deal value and the circle rate, so these revisions directly raise the cost of completing a purchase. Ask your lawyer to work out registration costs using the current notified rate for your exact sector.
