JLL: Delhi-NCR housing sales up 8% in Q1 2026, Dwarka Expressway a key driver

JLL's data for January-March 2026 named Delhi-NCR the best-performing housing market of the quarter, with sales up 8% year on year and Gurugram leading the growth.
The report coverage also noted that Gurugram prices have grown at an 8-10% compound annual rate over the past decade. Dwarka Expressway, the Southern Peripheral Road and NH-48 were named as the corridors shaping future price movement.
Industry voices described the expressway belt as moving towards luxury housing, supported by the operational road, airport and NH-48 access, better last-mile links and the planned metro. They said demand from high-net-worth buyers and NRIs was strong.
What it means for buyers: the corridor's mix is shifting towards higher-ticket homes. If you are buying for your own use on a mid-range budget, look harder at resale and ready-to-move options and compare total cost, not just the price per sq ft.
