JLL: Dwarka Expressway-New Gurugram took 66% of Gurugram sales in 2023

JLL's review of 2023 showed how dominant the Dwarka Expressway-New Gurugram cluster had become. It accounted for 12,409 home sales, about 66% of Gurugram's total, worth around Rs 25,000 crore, a 67% rise over the previous year.
Launches rose 166% to 11,270 units, about 69% of the city's new supply, and 38% of them were priced at Rs 2.5 crore or more. Nearly all units sold (97%) were still under construction.
JLL put average capital values at about Rs 10,000 per sq ft, up 15% year on year. It counted 175 acres of land deals worth over Rs 3,100 crore since 2022 and a pipeline of 29,742 units under construction.
What it means for buyers: with so many under-construction homes due over the next few years, choosing the right developer matters a great deal. Look at delivery history and RERA updates, and expect a lot of competing resale supply when projects reach possession together.
