Max Estates' Sector 59 project: the one people are calling 'Max Lutyens'

Golf Course Extension Road doesn't see many new launches, so when Max Estates picks up land there, people notice. You may have heard it called "Max Lutyens". That's a market nickname, not an official name. Here's what's actually confirmed.
In September 2025, Max Estates bought the company that holds a 7.25-acre licensed plot in Sector 59, for an outlay of about ₹534 crore. Its August 2026 investor presentation puts the project at roughly 1.3 million sq ft, with sales potential above ₹3,900 crore. The status is still "under design", with completion pencilled in for FY32.
On the August earnings call, management said they expect to launch between October and December 2026. MD Sahil Vachani also said it's not a very large project in terms of the number of units. Put that next to the value and you can see where it's heading: big homes, not many of them, at a top-end price.
What's doing the rounds? Brokers mention around 240 homes in two towers, 4 and 5 BHKs of 5,500–6,000 sq ft, and about ₹30,000 per sq ft, which works out to roughly ₹16.5 crore and up. Plausible for a project like this, but not official.
One thing to be clear about: Sector 59 is on Golf Course Extension Road, not Dwarka Expressway. It's a different market with a different kind of buyer. If you're torn between the two corridors, we're happy to lay them side by side for you.
Max Estates has a good name for well-built, wellness-led homes, so expect strong interest. When it launches, read the payment plan and timelines closely, and check the HARERA registration before you book.
