Prestige comes to Gurugram: the Sector 92 project, explained

Prestige is one of South India's biggest names in housing, and it has finally made its move into Gurugram. A lot of you have asked whether it's worth waiting for. Here's the picture.

On 1 April 2026, Prestige signed a joint development agreement for a 17.2-acre plot in Sector 92. The land belongs to Sare Gurugram, a joint venture of Eka, KGK and Dhoot. The plan is about 3 million sq ft of saleable space, with expected revenue of around ₹4,200 crore. That's a large, serious project, not a small test run.

Then in September, Prestige picked up a second parcel: 17.14 acres in Sector 109, near Dwarka Expressway, with about ₹5,600 crore of sales potential. Two big land deals in six months tells you Gurugram isn't a side bet for them.

So is Sector 92 launching? Not yet. There's no project name, no HARERA registration, no official price and no unit count. Prestige's own website only mentions Delhi NCR in general terms.

You may see portal figures of ₹13,000–14,000 per sq ft, with 2 BHKs from about ₹1.43 crore. Treat those as guesses for now. Pricing will matter a lot here, and when the real list comes out we'll compare it with the established projects nearby before calling it good value or not.

A practical tip: Sector 92 is still taking shape, so judge the roads and the neighbourhood as they are today, not just as the brochure shows them. And as always, no money before RERA.
