AIPL Projects
A Gurugram developer with a retail project and a large new housing launch on the expressway.
About AIPL
AIPL, short for Advance India Projects Limited, is a Gurugram developer better known for its commercial work in the city. On Dwarka Expressway it has one project of each kind, and they suit quite different buyers.
AIPL Riviera in Sector 103 is a new launch on about 17 acres, with 3 and 4 BHK homes of 2,196 to 3,211 sq.ft starting around ₹3.52 Cr. It is pitched as a large gated community with a big clubhouse and VRV air conditioning. Since it is a fresh launch, ask for the HRERA number, the tower-wise possession dates and the full payment schedule. Also check what is included in the price, such as parking and club membership.
AIPL Joy District in Sector 88 is a retail and food-court development under construction, with units of 400 to 700 sq.ft from ₹2.5 Cr. It suits someone looking at a shop or food outlet. Assured rentals and leasing promises should be read carefully in the agreement, because returns on retail are never certain.
