About Dwarka Expressway
Gurgaon's newest high-speed corridor — linking Dwarka and the IGI Airport side of Delhi with NH-48 — and the fastest-growing residential address in the region.
The journey
Dwarka Expressway, year by year
From a line on Gurgaon's master plan to an 8-lane expressway into Delhi — the milestones that shaped the corridor.
- 2007
A road on the master plan
Gurgaon–Manesar Master Plan 2021 marks a Northern Peripheral Road linking Dwarka in Delhi to NH-8 (now NH-48) at Kherki Daula — a bypass to take Delhi-bound traffic off the highway.
- Late 2000s – early 2010s
New sectors, first launches
New residential sectors are planned along the alignment, and developers buy land and launch large townships years ahead of the road itself.
- Early to mid 2010s
The stalled years
Land-acquisition disputes leave missing stretches. Work slows, and many buyers wait on a road that isn't finished.
- 2016 – 17
NHAI takes over
The project passes to NHAI and is re-planned as national highway NH-248BB — an 8-lane, access-controlled expressway with service roads.
- 2018 – 19
Construction begins
Built in four packages under the Bharatmala programme, with long elevated stretches and a tunnel near the airport.
- September 2023
Yashobhoomi opens
India International Convention & Expo Centre (Yashobhoomi) opens in Dwarka Sector 25, with the Airport Express metro line extended to it.
- March 2024
Haryana section opens
The roughly 19 km Gurgaon stretch, from the Delhi border to Kherki Daula on NH-48, opens to traffic.
- August 2025
Delhi section opens
About 10 km more through Delhi opens, linking Dwarka, Urban Extension Road-II and the IGI Airport side — completing the route.
- Today
140 projects and counting
43 new launches on the corridor, ready townships with schools and retail around them, and asking prices of around ₹13,600 per sq ft.

Overview
What Dwarka Expressway actually changes
For years, getting from Gurgaon into Delhi meant one thing: NH-48, and a lot of patience at the toll plaza. Dwarka Expressway gives you a second way in. It's a 29 km, 8-lane road that starts at Kherki Daula on NH-48 and runs north past the New Gurgaon sectors, crosses into Delhi near Bijwasan, and ends at Shiv Murti near Mahipalpur, with the airport and Dwarka right alongside.
The road took a long time to arrive. It was drawn into Gurgaon's master plan as the Northern Peripheral Road back in 2007, then got stuck for years in land disputes while developers had already built towers along its edges. Many early buyers moved into homes facing an unfinished road. NHAI eventually took it over, and the Haryana stretch opened in March 2024. The Delhi stretch followed in August 2025.
That's why the area feels a bit different from older Gurgaon. On one side you have settled townships with schools, markets and a decade of history behind them. On the other, you have 43 fresh launches from the city's biggest developers, many of them pitched at buyers who want more space and quieter streets than Golf Course Road can offer for the money.
If you're weighing it up, a few things matter more than the brochures suggest. The sector you pick decides your daily commute, so check whether you'll use the expressway towards Delhi or NH-48 towards Cyber City. Look at how far the nearest school, hospital and grocery store actually are today, not in five years. And for anything under construction, read the possession date registered with HRERA, not the one in the sales deck. We're happy to walk you through any of it.
The route
Delhi to NH-48, stop by stop
About 29 km in all — roughly 10 km in Delhi and 19 km in Haryana. Here's what you pass on the way.
- Start · Delhi
Shiv Murti, Mahipalpur
The expressway begins off NH-48 near the Shiv Murti statue, close to Mahipalpur and the airport's hotel belt.
- Delhi
Along the IGI Airport
It runs beside the airport, partly through a tunnel section, so airport and Dwarka traffic no longer has to squeeze onto NH-48.
- Delhi
Dwarka & Yashobhoomi
Past the Dwarka sub-city and Yashobhoomi (IICC) in Sector 25, where it meets Urban Extension Road-II.
- ≈ 10 km
